You might have some planning issues, RBC are cracking down on HMOs in the area. :lol:

Otherwise maybe an interesting idea.

Alternatively try the northern parts of RG2 or the very western parts of RG6 around Newtown, should get more for you money there...

I drive my two to school Near Kendrick and Reading Boys (albeit not along the Crosfields road) and it's fine. I leave home early and the children get to school early but they can go in from 7.45. Not sure about Kendrick or Reading Boys entry times. There are ways round the worst traffic.
Alternatively look at towns/ villages along the train lines. Bramley/ Mortimer/ Pangbourne are all short journeys into Reading and reasonably priced for area.
