I wouldn't rely on number 2 too much....on every single house we have ever bought, the mortgage surveyor has always (and I mean always) come back with the valuation being exactly the amount we have offered (regardless of the initial asking price of the house!)

Same experience! We are currently buying and valuation came in at the same price!
